Richmond Hill Condo Bathroom Renovation
Before
The existing bathroom was outdated, with limited functionality and no cohesive design. Contractors faced the challenge of upgrading the space within the constraints of a condo building.
Concept
Through detailed elevations and technical drawings, we outlined every element — from tile layout and plumbing build-outs to fixture placement and ceiling-mounted accessories. These plans gave the contractor a clear roadmap, minimizing guesswork and ensuring accurate quoting.
After
The result is a modern, high-impact bathroom featuring large-format Calacatta-style porcelain tiles, a sleek alcove tub, black matte fixtures, and a glass-enclosed shower. Every material and installation detail was specified in advance, including grout colors, installation guides, and a care package for the client.
By providing a comprehensive drawing set and full material documentation, contractors could focus on execution with confidence, avoiding costly delays or missteps. Contractor Collaboration Process
Initial Consultation
Phone call with the contractor to understand how we’ll work together — as part of their team or as an independent designer. We review their needs and align on project goals.
Scope & Agreement
I create a tailored contract and detailed scope of work, ensuring clarity on responsibilities, deliverables, and timelines.
Detailed Drawing Package
I prepare a comprehensive drawing set: proposed plans, demo plans, electrical layouts, millwork details, elevations, 3D concepts, and material callouts.
Collaboration & Site Visits
Ongoing coordination with the contractor to address site conditions, confirm costs, and ensure designs are buildable. Includes site visits during design and construction to guarantee alignment with the client’s vision.
Floorplan & Quoting
Contractor provides a basic floorplan so I can prepare either a direct client proposal or a bundled quote for the contractor’s overall project.
Design Development
I work with the client to develop concepts, layouts, 3D visuals, and material selections — while keeping the contractor updated on progress and feasibility.
Materials & Documentation
A complete package including material lists with costs, supplier info, product links, and installation manuals for contractors — plus care guides for the client.
